No.11 my First Manchester Home
No.11 had been my first home in Manchester and pre pandemic I had never considered moving in the 13 years I lived there.
During the first national lockdown in March 2020 with the government mandate to “Stay Home, Stay Safe”, I had never spent so much time within the mid terrace four walls/yard and over time I began to feel incredibly claustrophobic and exposed. I had so much time in my own thoughts to evaluate how happy I was living there.
I came to the decision (after mumsy planted the seed) that I wanted more from a home that No.11 was able to provide. I yearned for more privacy and outdoor space.
Up for Sale
After several home valuations (varying in customer service & price) I chose to list No.11 with Keenans and it was put on the market on 15th September 2020. The estate agents arranged for a full day of viewings the following Thursday. I made myself scarce for the day and 10 potential buyers came to view.
With three above asking price offers No.11 was sold the following day on 25th September, just 10 days after it officially went up for sale. Reality hit and the pressure was now on for me to find my forever home.
Finding my Forever Home
Before I started trawling Rightmove I wrote my list of ‘dealbreakers’ for my new home, these included:
- Semi detached
- South(west) facing garden
- Off road parking
- Three bedrooms (one for home office/gym)
- Quiet road
- A fixer upper / renovation project
Due to the pandemic the rules had changed regarding house viewings, some estate agents were offering virtual viewings, others wouldn’t allow viewings without proof of funds/sale. Luckily several estate agents were allowing socially distanced house viewings, I believe you only truly get a feel for the place by stepping inside. I only viewed three other houses before falling in love with No.116.
I knew even from the pictures online that No.116 had potential to be ‘the one’, and the moment I saw it I fell in love (with its potential). This house has been unloved for many years and the interior decor is wild, but I was able to see past all of that with the vision of me making this into my dream home.
I was delighted when my under asking price offer was accepted by the vendor, it was now over to the solicitors to progress both my purchase and sale. Special thanks to the guys at Home Estate Agents for navigating me through the purchase process and beyond.
Best Birthday Present Ever
Given the pandemic a pre Christmas completion date was optimistic and eventually unrealistic. January is typically the worst month for a birthday, but this year I turned 37 and got the best birthday present ever. Contracts were exchanged on January 22nd 2021. Huge thanks to my brother Sam for helping me move house, all done in one trip and all unloaded by 15:40pm after completion/collection of keys at 14:00pm!!
No.116 is a huge project and will be a labour of love, but I’m ready for the challenge. Go follow my instagram account to follow the renovation journey @mynewmcrhome
Moving home is a pandemic is no joke, I moved in 4 weeks ago, progress has been slow, but I cant wait for the day when I am allowed my family and friends to come and see it.
